E-Service Description Estimated Time
Application for Additions and Alterations

Any applicant who intends to carry out additions and alterations works (A&A works) within premises to fit in their business operations is required to check out the following work guidelines prior to any works commencement.

 

This section describes what kind of A&A work falls under the exemption category and those that requires endorsement from us and subsequently the approval from relevant authorities. (Refer to guidelines for A&A works)

 

Note: A&A works which have been carried out without prior consent and approval from the respective authorities is considered unauthorised building/structures works.

Application for Assignment

An assignment is a transfer of the Tenancy/Temporary Occupation Licence (TOL) from the existing tenant to another party. An assignment will take place when there is any of the following:

 

- Transfer of tenancy to a related legal entity.

 

- Inclusion/ withdrawal of partners or shareholders within a business structure where the original partners or shareholders no longer hold a minimum 51% ownership.

 

- Conversion of legal entity from company or limited liability partnership to other structure such as sole-proprietorship, partnership, or other legal entity or vice versa.

 

- Transfer of business / tenancy from existing tenant to a joint venture company (where the existing tenant must own at 51% shares of the joint venture company), wholly-owned subsidiary, sister or parent company or related company within the same group

Application for Business Change

During the Tenancy / Temporary Occupation Licence (TOL) term, you may change your business structure or trade to adapt to changing business environment.

 

Change of Company Name

This is the change of name of a legal entity such as a Limited Liability Partnership or company, without changes to the Unique Entity Number (UEN) and partners / shareholders or shareholding.

 

Inclusion /Withdrawal of partners / shareholders

This is the inclusion and / or withdrawal of partners or shareholders, and/ or changes to the shareholding. The majority share of 51% or more must continue to be owned by one or more of the original partners or shareholders.

 

Transfer of Tenancy to Next-Of-Kin

This refers to immediate family members taking over the ownership of the business in full or in part; namely spouse, children, parents, or siblings.

 

Change / Inclusion of Trade

An approved trade is stated in the Tenancy / Licence Agreement. Tenant / Licensee may propose to change the approved trade or include another trade as the approved trade.

Application for Tenancy Renewal

Renewal of tenancy / Temporary Occupation Licence (TOL) is the granting of a further term by SFA for tenants to continue their business operations at SFA’s premises when the current term expires.

Application for Termination

Tenants are allowed to terminate their tenancy at SFA's l properties to cater to their changing business plan. Tenants can either terminate their tenancy upon expiry or prematurely within tenancy term. A minimum notice period is required to be served by tenants.
